Know the signs

First things first. Most important is knowing what warning signs to watch for when inspecting your home. To inspect the home be sure to walk the entire exterior and interior of the home. Here are a few warning signs to watch for:

  1. Water damage in the crawl space or around the home

  2. Gaps between walls and floors

  3. Cracks in walls or foundation

  4. Walls or doors that don’t fit

  5. Drooping floors or warped ceilings

Get a professional foundation inspection

Now that you believe your foundation may have an issue, the next step is to get a professional foundation inspection to determine the level of the damage. Sometimes the damage can be merely cosmetic, or it could be catastrophic. Be sure whoever does the inspection takes the time to check the foundation and its support. If an inspector is not willing to get down and under the home, they may not be performing a thorough inspection.

Get a city approved engineer certified plan

We recommend all our customers do their homework when getting repair proposals or offers. Any repair plan should be engineer certified, and come with city approval and permits. If contractors leave out permits this is a red flag! Only permitted repairs can improve the value of your home or be recognized by appraisers.
