The 6 Types of Foundations
There are actually many different types of foundations commonly used across the United States. Over the years new foundation technology has been developed and introduced but most foundations can be described with 6 categories.
Crawlspace
Basement
Slab and stem wall
Piles
Posts and Piers
Alternative methods.
Crawlspace, Post and Pier, and Slab foundations are by far the most common form of foundations found in Southern California and cities like San Diego.
Crawlspace foundations use a perimeter wall to create a small underspace area used for easy access to utilities and other home features. Crawlspace foundations are very common in older California homes. They can also be difficult to repair without the right tools. Sure Safe’s VR-1 system is one of the only methods of repairing a crawlspace foundation without digging out the home and extending repair schedules.
Basements are commonly used in colder climates which are less prone to earthquakes or shifting soil. It is far less common to encounter basement foundations in Southern California than crawlspace foundations.
Slab foundations are concrete slabs that support the walls of the home directly on top of the soil. Sometimes slab foundations can also be supported by posts or piers. They often include stem walls, or perimeter wall supports in addition to the slabs.
Pile foundations are foundation supports drilled deep into the ground in order to transfer the weight or load of the home into deeper soil. These can be used to support homes in areas with higher humidity and the potential for flooding
Post and Pier foundations are an economical alternative to stem wall and slab foundations. Posts and Piers can also be used to help in repairing failing foundations by providing another means of supporting the load of a home. They are often used in foundations for manufactured homes or other similar home types.
